The Apex

The Apex Duo models, like our Elegans annexes, are built with luxury components such as powder coated aluminium frames, high performance glazing and engineered oak flooring, as standard. The difference is in the style and construction of the roof, it having a dual pitch 'apex' roof, giving a fabulous vaulted ceiling internally for maximum light and spaciousness. As with every annexe, you have the option to include many upgrades and additional features such as bamboo flooring, climate control and underfloor heating.

Specification

Our Apex annexes have

the following 'luxury' specification;

FOUNDATIONS: Galvanised steel pile foundations 865, 1000 or 1200mm depth depending on ground conditions.

MAIN STRUCTURE: Floor, wall and ceiling are built using precision engineered SIPs (structured insulated panels). Each panel consists of an insulating layer of rigid polyurethane between two layers of oriented strand board (OSB), with flanges that slot into the neighbouring panel, ensuring speedy construction with no cold bridging. SIPs provide immense structural rigidity, effectively combining several components of conventional building, such as joists, insulation, vapour barrier and air barrier. SIPs are exceptionally thermally efficient commanding very low u values.

DOORS, WINDOWS and SCREENS: An Elegans studio will consist of a combination of the following: French doors (1.8m wide x 2.05m), fixed glazed screens (0.9m wide x 2.05m), top hung opening window (1.2m wide x 0.48m), all powder coated aluminium (RAL7021ST) with high security locking to doors, key operated locks to windows and high performance double glazing (Argon gas filled, heat reflective, thermal insulating, UV protective & easy clean) with toughened glass.

ROOF CONSTRUCTION: SIPS dual pitched roof, covered in breathable waterproof membrane, battened and covered with metro tiles. Finished with a matching ridge and wooden soffit & barge boards (coated in Tikkurila ultra paint to match the aluminium frames). Hidden black plastic rainwater guttering to both sides.

EXTERNAL CLADDING: Western Red Cedar (zero maintenance) external timber cladding with secret fixing. 

INTERNAL FINISH: Walls are fully plastered finish & decorated interior (matt white) with 4" painted skirting boards.

FLOORING : Solid engineered wooden flooring in a variety of finishes (30 year residential warranty), or with round stud rubber tile flooring (various colours).

FIXTURES & FITTINGS: Double or triple light switches (brushed metal), 6-10 double power sockets (brushed metal), internal recessed LED downlights (brushed metal), external recessed LED downlights (brushed metal) and consumer unit with RCD.

Pricing

The 'turnkey' cost of our AnnexeSpace buildings typically ranges from between £1,500 and £2,000 per square meter (including VAT). However, due to the plethora of options available and the diverse requirements of our clients, this can vary.
