Many people choose to down scale in their more mature years and many prefer to live closer to family. These clients came to us wishing to design an annexe for their mother, to be installed at the bottom of their garden. This bespoke build was thoughtfully designed in collaboration with our clients and consists of one ensuite bedroom, a living area and a lovely full integrated kitchen. As this is planned as a dwelling, with waste water connections etc., planning consent was required.
Screw pile foundations: Where ground conditions are suitable we employ stainless steel screw foundations. They are fast to install with minimal excavation or disruption.
Bespoke Kitchen: This compact stylish kitchen includes all the kitchen essentials plus a washing machine, fridge freezer. The wall cupboards were purposefully fitted low, to ensure the diminutive owner can reach without having to clamber up steps.
Glazing: The white frames are uPVC with high performance glazing throughout, which is Argon filled, heat reflective, thermal insulating and UV protective. It also has self-cleaning properties.
External finish: Upgraded to kiln dried cedar cladding on the front and side elevations. The rear face of the building is finished in 10mm cement particle board and painted in grey weather shield paint.
Roof overhang: The deep roof overhang over the front door affords some shelter and illumination, from LED down lights, as you enter the building.
Heating: Our buildings are exceptionally thermally insulating due to their SIPs construction. Minimal additional energy is required to ensure a cosy warm annexe. Here, three energy efficient wall mounted convector heaters with thermostat and timer, were installed.
Flooring: The bedroom was carpeted and the rest of the annexe finished with our attractive durable and easy to maintain laminate flooring, which comes with a 25-year manufacturer's residential warranty.
Electrics: Our experienced electrician installed 6 internal and 5 external dimmable LED down-lights, two pendant lights and 10 double power sockets, all Part P certified.
