The Helix

Our Helix model is the most popular starting point for most client's design. The helix 'standard specification' is listed below. A comprehensive choice of extras and upgrades are available to tailor your bespoke annexe to your taste, space and budget.

Our 'Helix' annexe range have

the following specification, as standard;

FOUNDATIONS: Galvanised steel pile foundations 865, 1000 or 1200mm depth depending on ground conditions.

MAIN STRUCTURE: Floor, wall and ceiling are built using precision engineered SIPs (structured insulated panels). Each panel consists of an insulating layer of rigid polyurethane between two layers of oriented strand board (OSB), with flanges that slot into the neighbouring panel, ensuring speedy construction with no cold bridging. SIPs provide immense structural rigidity, effectively combining several components of conventional building, such as joists, insulation, vapour barrier and air barrier. SIPs are exceptionally thermally efficient commanding very low u values.

DOORS, WINDOWS and SCREENS: A standard helix studio will consist of a combination of the following: French doors (1.8m wide x 2.05m), fixed glazed screens (0.9m wide x 2.05m), top hung opening window (1.2m wide x 0.48m). All frames are uPVC as but may be upgraded to powder coated aluminium and RAL coded a colour of your choice. Double glazing is Argon filled toughened glass with 'A' rated energy performance.

ROOF CONSTRUCTION: Single ply Firestone rubber (EPDM) roofing system (20 year guarantee, 50 year expected life) with aluminium trim and finished with black plastic rainwater guttering (including gutter guard).

EXTERNAL CLADDING: Kiln dried Thermowood (maintenance free) cladding with hidden stainless steel fixings. Soffits are painted in Tikkurila ultra paint - RAL colour coded to perfectly match glazing frames.

INTERNAL FINISH: All walls are skim plastered & decorated mat white as standard or in a paint of your choice. Each room is finished with contemporary 4" painted skirting.

FLOORING: We offer a wide choice of deluxe laminates which come with a 25 year residential warranty. Each plank is 10mm thick with bevelled edges resulting in a distinctive v groove, adding depth and authenticity to their wood effect finish.

FIXTURES & FITTINGS: Depending on size and style, your studio will incorporate up to 4 contemporary 5' 'butterfly style' strip lights, a consumer unit with RCD, light switches (white) and 3-8 double power sockets (white).


The 'turnkey' cost of our AnnexeSpace buildings typically ranges from between £1,500 and £2,000 per square meter (including VAT). However, due to the plethora of options available and the diverse requirements of our clients, this can vary.


Helix garden studio upgrades


Powder coated aluminium (RAL7021ST) frames - many more colours available at a slight additional cost.

A variety of additional glazing units including folding & sliding units of between 1.8m and 6.3m.

High performance glass - Argon gas filled, heat reflective, thermal insulating, UV protective & easy clean.


Internal and external aurora downlights in a choice of finishes


Cladding can be upgraded to Western Red Cedar.

Exterior wood oil (with UV protection) or timber stain - to keep your wood looking like new.


A range of alternative flooring available including rubber tiles bamboo, capcoving, enginerred solid wooden boards in a variety of finishes.
