We provide a complete service from your initial enquiry and free site survey to delivery of a ready to use Annexe - a genuine 'One Stop Shop' experience. Inevitably every project is bespoke as we strive to deliver the very best solution for your available space, budget and aspirations.

The cost of our Annexe buildings typically ranges from £1,500 to £2,500 per square meter (including VAT), however this may vary because we offer such a wide range of quality materials, including different lighting, flooring, windows and doors. In addition, our experts can install a plethora of optional extras such as security lighting, decking, additional sound proofing, integral storage, different heating options and much more.

Quality and value for money is everyone's priority and our mantra. We will not compromise on either and by operating without expensive showrooms and offices, we are proud to offer consistent cost efficient bespoke solutions. We provide a complete service from survey and design to the delivery of a ready to use building.

Moreover, we operate a policy of complete transparency with our pricing. We approach every build with flexibility and work hard to design the best possible bespoke solution for each client within their budget. The ranges and specifications detailed below are purely intended as a guide and we are happy to provide a no obligation free survey.

Improved Deposit Terms to Secure the best Build Slot;

During these challenging times, we are trying to make it easier for our clients to commit to selecting Garden Spaces as their provider, for quality additional space and also guarantee the very earliest delivery of your building.

Build capacity;

Although we all have a long way to go to beat this virus, we do anticipate that our build diary will get extremely busy as we exit this pandemic and hopefully return slowly to some level of normality in the summer.

Unfortunately, the reality is that we have growing but limited build capacity, and could see far longer lead-times than we would like, stretching out for a good number of months and well into the Autumn. We also have the reschedule Grand Designs Live show at the end of August which will also stimulates further demand.

Pay smaller deposits now;

To this end we are offering that instead of paying our standard 25% deposit, our clients place a much smaller 7.5% retention/holding deposit payment to secure the first available build slot and gain priority, even if you have to go through the planning process.

Note: We are happy to take this payment on credit card payment via the Stripe platform which might offer further insurance.

How we will manage the build diary;

We will aim to provide slots now, and then as things progress slide the whole schedule. This means that if you are in the list, you will remain in with highest priority but only once the retention deposit payment has been received.

Premium slots;

We do have a few earlier build slots that have been created to support customers who have an more urgent needs for additional quality space. These premium slots do come with some additional charges, generally between 5-10%, due to the increased labour charges we have incurred in creating them. We will never compromise on our high levels of quality. Our standard lead-time may be cut from about 20 weeks to as little as 10 weeks. If of interest, do contact us to discuss this further.

Mitigation of any risk;

As a company set up with very low overheads (no expensive offices, warehousing or showroom network to support), we are ideally positioned to weather this storm. We have built considerable reserves over the last 10 years, through effective and conservative management of our resources and profits. Although totally undesirable the business model enables us to shut down for long duration without any significant financial risk.

HIP (Home Improvement Protection);

We will still offer our full HIP insurance deposit cover to offer some level of additional security.
