The property ladder is becoming increasingly difficult to get on to for young adults and at the other end of the spectrum, there is a dwindling number of attractive or appropriate options for the older generation who may wish to move closer to family, down scale or have a little more support whilst they continue to live independently. Building bespoke quality living spaces in the garden is a growing trend that is affordable, flexible and value adding to your property. This client wished to build an annex on the site of an existing garage at the front of their property. It required disabled access and within, a shower and toilet.

Summary

We provide a complete bespoke build solution from site clearance and preparation, through electrical, water and drainage connection, to fully plastered and painted interiors complete with lighting, power and Wi-Fi. For any build that includes drainage (in this case for the shower and WC), Building Control sign-off is required. This is extremely common for us and simply means we coordinate closely with the inspector to ensure sign off at the appropriate junctures of the build. The majority of our builds however do not require Planning Permission but this one did as its intended purpose was as a living space and because it was to be located to the front of the property, viewable from the road. There are different levels of permissive planning depending on the usage, design of and access to a building. In this instance, by not having a kitchen (thus the dweller is perceived to be reliant on the main house for meals), planning was passed. Incidentally, a request for additional height was also accepted and the building was built to a height of 2.7m. It was deemed necessary, by planning, to retain the existing visual aspect from the road and so the end wall of the existing garage was retained. In reality this involved rebuilding the wall with the same bricks but the finish is clearly fabulous, blending seamlessly with the studio. A disabled access ramp was designed across the front of the studio using our non-slip composite decking (65% thermowood 35% plastic). Our clients also chose to upgrade to Western Red Cedar our most popular cladding due to its fine even grain, warm honey hues and incredible durability. Other notable features of this design included underfloor heating (with touch screen thermostatic control) and a wall mounted convector heater, engineered oak flooring, powder coated aluminium frames and high performance glazing (Argon gas filled, heat reflective, thermal insulating, UV protective & easy clean). Overall an extremely elegant contemporary annex that affords unrivaled thermally efficiency and decades of comfortable living.
