Requirement

Our studios are built in the same way as many residential properties in the states and Canada. The SIPs (structured insulated panels) construction is highly robust and thermally efficient yet the design is completely bespoke and benefits from the same if not a better warranty profile than traditional new builds. Our client wanted his contemporary home to be bathed in natural light and wished for higher than normal internal ceilings, which in this instance, were possible as this annex could be positioned more than 2 meters from the boundary.

Summary

The photographs reflect the fabulous layout and component features of this substantial build. As a place of dwelling ‘planning consent’ was required (arranged by our architect) and the building was inspected at key stages to ensure ‘building control’ sign off. It was revealed on survey that the proposed site was on a flood plain. This did not pose a problem structurally as the pillar foundations and base on which our buildings sit could be raised and the additional side areas aesthetically clad to blend with the rest of building and non-slip hardwood (balal) decking. The cladding used is Western Red Cedar, an FSC wood that lasts for decades, is maintenance free and adds further insulation to the already thermal efficiency SIPs construction. It is kiln dried so will not warp or swell, is secured with secret stainless steel fixings that do not bleed, has a fine even grain and holds anti-fungal properties.
Due to the size of this build the roof span required additional structural support achieved by incorporating steel beams. The majority of our studios sit tight to property boundaries, so cannot not exceed a 2.5m external height (if built under permissible development). As mentioned this annex, sitting more than 2 meters from the boundary, had a height restriction of 3 meters. This allowed for greater ceiling heights and the accommodation of adequate roof fall for rain run-off. The rooms created are incredibly light and spacious due to the huge expanses of floor to ceiling A-rated double glazing, framed by anthracite grey powder coated aluminium. Each glazed panel incorporated integral white blinds (a wide selection of colours are available). Additional features included underfloor heating, WiFi and an external security light with PIR.
